The parcel is in an established area that is slowly filling in with new construction. This parcel has wonderful views of the mountains from several directions. There is plenty of room to build a year-round home and have enough land left over to subdivide if you chose to. Nearby Kingman has plenty of shopping and dining opportunities, and Golden Valley is just minutes away and also have shops, fast food, gas stations, etc.
The southern half of this property has amazingly unique foliage, including many different cacti and grasses. Moving north to the wider part of the parcel, it is more open and mostly grasses in some places. Not only can you see the Grand Canyon while you are here, but you can visit the glass pedestrian bridge and get some of the most scenic views of the world famous canyon. The Grand Canyon Skywalk is a horseshoe-shaped cantilever bridge with a glass walkway in Arizona near the Colorado River on the edge of a side canyon in the Grand Canyon West area of the main canyon.

Lake Havasu
The scenic shoreline of Lake Havasu State Park is an ideal place to enjoy beautiful beaches, nature trails, boat ramps, and convenient campsites. This spot is truly a watersport haven located near the famous London Bridge of Lake Havasu City.
The park offers three boat ramps, 47 campsites, a special events area (not available on holiday weekends), picnic area, and beach area. The Mohave Sunset Trail (1.75 miles) winds its way through the lowland desert and along the shoreline.
The Arroyo-Camino Interpretive Garden showcases the diverse life that exists within the park and this area of the desert. Birds, lizards, and desert cottontails are common sights.

Black Canyon of Colorado River
The Black Canyon of the Colorado is the canyon on the Colorado River where Hoover Dam was built. The canyon is located on the Colorado River at the state line between Nevada and Arizona. The western wall of the gorge is in the El Dorado Mountains, and the eastern wall is in the Black Mountains of Arizona.
Here in Black Canyon the river is moving, flat water that is a clear, emerald green that is drawn from the bottom of Lake Mead. The only way to reach all the hidden trails, hot springs and caves dotting this river playground is by boat. As you are kayaking down the river, keep an eye out for the bighorn sheep that call the area home! Plant to make a stop at the hot springs, Lone Palm Canyon Waterfall, and Mexican Fan Palm along the way! Camping is permitted on any available beach or canyon, free of charge.

Lake Havasu State Park
Lake Havasu State Park is a state park located on Lake Havasu in Mohave County. The park provides outdoor numerous recreation opportunities such as hiking, camping, boating, swimming and fishing. There are 5 boat ramps in the park, and a large designated swimming area that has a beach with beautiful white sand. You will find some of the best bass fishing in the state here in Lake Havasu!
The Arroyo-Camino Interpretive Garden is a great place for the whole family to visit and learn about the flora and fauna of the area. This interpretive area showcases the diverse life that exists within the park and this area of the desert. Birds, lizards, and desert cottontails are common sights.
If you love to hike make sure to check out the Mojave Sunset trail. Its is only 1.75 miles long and winds it way through the lowland desert and along the shoreline. Please note that this trail is pedestrian traffic only, no bicycles. Pets are allowed, but must be leashed.
